The Memphis Area Association of Realtors shows home sales are up in Bartlett and Arlington but down in Lakeland for last month compared to July 2015.
July is the most recent month in 2016 for which complete numbers are available.
Bartlett home sales
Bartlett’s July total home sales are up 3.1 percent for last month, compared to July 2015 (135 vs. 131 homes). The median sales price for July also rose by 7.1 percent, from $176,500 to $189,000. New home sales in Bartlett dropped by 16.7 percent, with 18 homes sold in July 2015 compared to 15 homes sold this July.
Year to date through the end of July, Bartlett’s total home sales are up 16.4 percent, from 627 homes sold YTD in 2015 to 730 homes sold so far this year. The YTD median sales price shows a 1.4 percent increase from $173,000 to $175,500. New home sales numbers are down 6.5 percent YTD, from 92 at this point in 2015 to 86 this year.
Lakeland home sales
Lakeland’s July total home sales are down 22.2 percent for last month, compared to July 2015 (27 vs. 21). But the median sales price for July total home sales jumped by 20.9 percent, from $214,900 in July 2015 to $259,900 this July. New home sales in Lakeland dropped by 33.3 percent, from three in July 2015 to two this July.
Year to date through the end of July, Lakeland’s total home sales are up 0.6 percent, from 181 homes sold YTD in 2015 to 182 homes sold so far this year. The median sales price increased 4.1 percent, from $245,000 YTD in 2015 to $255,000 so far this year. New home sales numbers are down 68.4 percent, from 19 YTD in 2015 to six so far this year.
Arlington home sales
Arlington’s July total home sales are up by 8.3 percent for last month, compared to July 2015 (39 vs. 36 homes sold). The median sales price for July also rose by 12.0 percent, from $205,000 to $229,500. New home sales in Arlington increased by 25 percent, with four homes sold in July 2015 to five homes sold this July.
Year to date through the end of July, Arlington’s total home sales are up 10.1 percent, from 208 YTD in 2015 to 229 so far this year. The median sales price dropped by 1.4 percent, from $230,000 to $226,700. New home sales are flat year to date, with 29 sold to date through July in both 2015 and 2016.
